An article in the June 14, 2013 Wall Street Journal noted, in a recent study published in the Journal of Real Estate Finance and Economics, that real estate agents who specialize in a small geographic area ( 5.29 square miles), sell more homes (4% more likely to sell your home), for more money ( 2% more), and more efficiently (sold in 5.5% fewer days) than agents affiliated with larger firms serving a wider geographic area.
Why? The agents working in a smaller area are more familiar with a neighborhood and its services and amenities, they know the homes, the even know many of the people in the homes. These agents have established a reputation and contacts and feel more relaxed and confident that they can meet their client’s needs.
Just this once: it pays to think small!
